Buying a home
Find the right home, without the guesswork.
Buying is one of the largest financial decisions most people make. Walter's job is to make it clearer, calmer and better informed, from the first search to possession day.

The process
Five steps to your keys.
- 01
Start with a conversation
What you need, where you want to be, your timeline and your budget. We'll also go over RECA's Consumer Relationships Guide and agree in writing on how Walter will work for you.
- 02
Get your financing lined up
A mortgage pre-approval from your lender sets a realistic price range and makes your offer stronger when the right home comes along.
- 03
Search and view homes
Walter sets up a search for the communities and home types you're after, and you tour the shortlist together, in person or by video.
- 04
Make a confident offer
Before you write, review recent comparable sales together. Conditions such as financing and a home inspection can protect you, and for condos a document review is common.
- 05
From accepted offer to keys
Walter keeps track of condition deadlines and works with your lender and real estate lawyer through to possession day.
Good to know
- In Alberta, real estate professionals are licensed and regulated by the Real Estate Council of Alberta (RECA).
- Budget for closing costs such as legal fees, Land Titles registration fees, title insurance or a real property report review, and moving costs, on top of your down payment. Alberta has no land transfer tax. Estimate them here.
- Condominium purchases usually include a review of the condo corporation's documents, such as bylaws, financial statements and the reserve fund study.
- Relocating to Calgary? Walter can help you compare communities before you arrive.
