Assumes a fixed rate with interest compounded semi-annually, as is standard for Canadian fixed-rate mortgages, and the same rate for the whole amortization. With less than 20% down, mortgage default insurance is required; the premium uses the standard CMHC rates by loan-to-value and is added to the mortgage. Thirty-year amortizations are only available in some cases. Property taxes, condo fees and insurance are not included.

Alberta closing costs

Alberta has no land transfer tax. Buyers instead pay Land Titles Office registration fees, plus legal and other costs.

Land Titles fees use Alberta's fee schedule in effect from October 1, 2026: a transfer of land is 50 dollars plus 5 dollars for every 5,000 dollars (or part) of the property value, and a mortgage is 50 dollars plus 5 dollars for every 5,000 dollars (or part) of the principal. Legal, inspection and title insurance amounts are typical placeholders you can change; get quotes from your own providers. GST may apply to new homes. Alberta Land Titles fees
