Who we are

What we collect and why
Forms: when you send the contact form or request a home valuation, we collect what you enter (such as your name, email, phone, property address and message) to answer your request. Each submission is emailed to Walter and stored in a secure database so it is not lost. We also keep a one-way hash of your IP address, the page you sent it from and your country, only to limit spam and abuse.
Spam protection
Forms use Cloudflare Turnstile, a privacy-focused bot check, and simple timing and content checks. Turnstile processes technical signals from your browser to tell people from bots; see Cloudflare's privacy policy.
Listing view statistics (CREA)
Listings on this site come from REALTOR.ca DDF®, operated by The Canadian Real Estate Association (CREA). As CREA's rules require, when you open a listing's detail page we send an anonymous view event to CREA's analytics service so listing brokerages can see where their listings are viewed. It includes the listing ID, a random identifier stored in a first-party cookie named ddf_uid (kept for up to one year), and your IP address for approximate location. It does not include your name or contact details.
Cookies
ddf_uid: first-party, set on listing pages only, used for the CREA listing view statistics described above. Turnstile may use technical storage on form pages for the bot check. Google Analytics cookies (_ga and _ga_ followed by an ID, kept for up to two years): aggregate visitor statistics, described above. The cookie notice remembers that you dismissed it using your browser's local storage. No advertising, retargeting or social media tracking cookies are used. You can delete cookies in your browser settings at any time; listings still work without them.
Analytics (Google Analytics)
This site uses Google Analytics, a web analytics service provided by Google, to understand in aggregate how visitors use the site: for example, which pages are viewed, how visitors find the site and what kinds of devices they use. Google Analytics sets cookies in your browser (such as _ga) and receives information such as the pages you visit, your browser and device type, and your IP address, which Google uses to estimate your general location. We see only aggregate usage statistics, not who you are, and Google Analytics is not used for advertising. Google may process this information outside Canada, including in the United States. To opt out, install the Google Analytics Opt-out Browser Add-on, or block or delete cookies in your browser settings.
Hosting and logs
The site is hosted on Cloudflare, which processes standard technical data such as IP addresses to deliver and protect the site.
Sharing
We do not sell your information. We share it only as needed to answer you (for example with Real Broker, as Walter's brokerage) or where the law requires.
Retention and your choices
Form submissions are kept only as long as needed to follow up and meet record-keeping obligations. You can ask to see, correct or delete your information, or tell us to stop contacting you, by emailing [email protected]. Alberta's Personal Information Protection Act and Canada's privacy laws apply.
